Seven published Pulte plans with published square footage make the fenestration predictable in advance: Fifth Avenue at 2,426 sq ft, Boardwalk at 2,662 and Park Place at 2,746 in The Landings, then Hilltop at 2,899, Greenfield at 3,021, Riverton at 3,126 and Westchester at 3,300 in The Crossings. Once we've measured a Westchester we've effectively measured every Westchester on the street. Expect 20 to 30 openings depending on the plan, and expect the biggest single line on the quote to be the rear slider or multi panel door onto the pond.</p><p style="font-size:16px;color:#4a5a6a;line-height:1.75;margin:16px 0 0">Two conditions define the work here, and neither one exists in older Avon. First, the openings come out factory square with consistent header heights inside a plan, which is the easiest inside mount condition in town. Second, the framing is still green. Lumber in a brand new house moves through its first two heating seasons, so an opening measured at closing may not read the same a year later. Brookstone is the one Avon community where the settling risk runs forward rather than backward, and that changes the recommendation: a little tolerance in the mount is worth more than a hairline tight recess that stops being hairline tight in eighteen months.

Brookstone: seven Pulte plans, two collections, one build window
Brookstone is currently selling, which gives it the tightest build window of any Avon community. Everything here will be within a few years of everything else, and every window in the neighborhood is under warranty. Pulte publishes seven plans across two collections. The Landings covers Fifth Avenue at 2,426 sq ft, Boardwalk at 2,662 and Park Place at 2,746. The Crossings covers Hilltop at 2,899, Greenfield at 3,021, Riverton at 3,126 and Westchester at 3,300. Prices run $383,990 to $439,990 and up. The plans carry four to five bedrooms and 2.5 to 4.5 baths, which makes the set overwhelmingly two story product.
Two collections under one subdivision name means two size tiers on the same streets, and it shows up in the quote. A Fifth Avenue at 2,426 sq ft and a Westchester at 3,300 aren't the same job, and the difference isn't only the opening count. The larger Crossings plans at 3,021 to 3,300 sq ft can carry a two story family room volume with glass above reach; the Landings plans at 2,426 to 2,746 generally don't. Homesite count and lot sizes aren't published on the community page, so we don't quote them and we count on site. The sales center sits at 940 Pearson Pass, and the community is assigned to Sycamore Elementary and Avon Middle School North.
Brookstone glass: shallow, factory square, and aimed straight at the sun
Count on 20 to 30 openings, rising with plan size, and count on them repeating down the street. Seven plans inside a fixed 2,426 to 3,300 sq ft range make Brookstone the only Avon community where fenestration is genuinely predictable in advance. The package is current Pulte production: plain rectangular openings through the house, a large rear slider or multi panel door onto the pond or the green space, and the occasional transom. What you won't find much of is arched or palladian heads. That vocabulary belongs to Avon's 1998 to 2004 stock, at places like Oaks of Avon, and it had largely disappeared from central Indiana production by 2015.
Depth is shallow but consistent. New construction returns with no applied casing leave a slim recess, which won't take a deep cassette or a shutter L-frame but will take a slim roller or a cellular headrail, and the consistency means the answer repeats at every opening in the plan. Exposure is the harder problem. Brookstone is marketed on open green space, pond views, winding streetscapes and pocket parks, and there's no established canopy anywhere in the community, so the rear glass takes full unbroken sun. Specify 3 percent openness on pond facing and west elevations, 5 percent on the street side, and on a two story Crossings volume take the upper band down to 1 or 3 percent, because nobody is closing that one by hand.
The easiest measure in Avon, with one catch
Factory square openings and consistent header heights inside a plan make Brookstone the most predictable inside mount condition in town. The catch is that the framing is still green. Lumber moves through its first two heating seasons, so an opening measured at closing can read differently a year later. We still three point measure, and we build a little tolerance into the mount rather than fitting a shade to the last sixteenth of an inch and hoping.
No canopy at all, and a pond in front of the glass
Brookstone's marketing leans on pond views, walking paths, pocket parks and open green space, and every one of those means an open lot with nothing growing over it yet. This is the highest raw solar gain condition of any Avon community we track, the exact opposite of Timber Bend's mature woodland. Pond facing rooms take direct sun plus reflection off the water. Use 3 percent openness on those elevations and save 5 percent for anything genuinely shaded.
Two story family room volumes on the Crossings plans
Greenfield at 3,021 sq ft, Riverton at 3,126 and Westchester at 3,300 can carry a tall family room. The Landings plans at 2,426 to 2,746 generally can't. Where the volume exists, the upper band of glass is out of reach and stays out of reach, which makes it a motorization decision rather than a preference. Stack height matters too: on a tall run the stack sits in the glass unless it's mounted above the header.
The rear slider is the biggest line on the quote
Every Brookstone plan puts a large slider or multi panel door on the rear, facing the pond or the green space. It's the widest opening in the house and the most used, and it carries more heat gain than anything else on that elevation. A single wide horizontal shade blocks the traffic panel. Panel track or vertical vanes stack clear of it. Decide the stack side before ordering, because reversing it after fabrication means a new order, not an adjustment.
What a new Brookstone house actually needs first
Almost everyone at Brookstone is buying window treatments in phases, because everyone is moving in at once and the whole house is bare on day one. That's fine, and it creates one specific risk: dye lots. Fabric and natural woven materials are produced in batches, and a batch run next spring won't be a perfect match for one run this fall. If you're phasing, we record the material and the lot on your file and, where the budget allows, order the full run of one material at once even if we install it in stages. Custom fabrication takes about 2 to 5 weeks, so phasing costs you time rather than money.
Motorized roller shades
On a Greenfield, Riverton or Westchester with a two story family room, the upper glass is unreachable and stays that way for the life of the house. Motorization with a scene or an astronomical timer closes the pond facing shades before the afternoon sun arrives, without anyone thinking about it. Disclose this at the start: Hunter Douglas states PowerView battery life is about one year, so plan for battery wands or a trickle charge. Installed motorized runs $300 to $1,500 per window nationally.
Solar shades
Brookstone has no canopy, so every pond facing and west facing opening takes direct sun with reflection off the water on top of it. Solar shades keep the view and cut the gain, at 3 percent openness on those elevations rather than 5. Be clear about what they do for fade, though. NFRC attributes 40 to 60 percent of fading damage to UV, so a solar shade slows fading on flooring and furniture rather than stopping it.
Composite plantation shutters
Shallow production returns usually won't recess a shutter L-frame, so at Brookstone shutters go on as a Z-frame or deco frame fastened to the wall surface. That turns out to be an advantage in a house this new, because the frame sits on the wall rather than wedged into an opening that's still moving through its first two heating seasons. Composite rather than hardwood in baths and the laundry. National installed shutter pricing is $175 to $800 per window.
Woven wood shades
A bare Brookstone lot has no texture outside the glass yet, and woven woods put some inside it. They stack deeper than a cellular, so on a tall opening plan to mount above the header. The dye lot warning is sharpest with this product: natural material varies batch to batch more than a printed fabric does, so if the family room goes in now and the dining room next year, buy the material in one run.
Pearson Pass, the ponds and Brookstone's schools
Brookstone runs off Pearson Pass, with the sales center at 940 Pearson Pass, and residents describe the location by Ronald Reagan Parkway rather than by a township. The US 36 retail and dining corridor is the everyday errand run. Inside the community the amenities are pocket parks, greenspace, walking paths, community ponds and a playground, which is a pleasant list and also an accurate description of why there's no shade on the rear glass yet. School assignment is Sycamore Elementary and Avon Middle School North, then Avon High School, with Pulte's own page also listing Avon Intermediate School East.
